Fifteen years of drawing, building and selling in one city
AYVON is a Tashkent development and brokerage practice. We draw our own buildings, run our own sites, and stay reachable after handover.

Origin
It started with a courtyard that would not work
In 2011 two architects were asked to extend a family house in Yakkasaroy. The plot was narrow, the neighbours were close, and every version of the plan put the kitchen where the summer sun would cook it. The solution was to stop treating the courtyard as leftover space and to build the house around it instead.
That house is still standing, and it still sets the brief. AYVON now develops residences from first sketch to final key, and turns down roughly half the sites we are offered because the ground, the access or the light will not support a good building.


How we work
Three commitments we can be held to
Orientation before ornament
Rooms are placed by where the sun goes, not by what photographs well. In a city that reaches 40°C, that is a comfort decision and an energy bill decision.
One team, start to finish
The architect who drew your floor is reachable during construction and at handover. Nothing is handed to a contractor and forgotten.
Documents open from day one
Cadastre, permits, utility capacity and the construction schedule are shared before a deposit, not after. If something is unresolved, we say so.

Timeline
How the practice grew
2011
The first courtyard
Two architects, one extension in Yakkasaroy, and a decision to build the house around the courtyard rather than beside it.
2014
First development
Fourteen apartments in Mirobod, built on a plot three other developers had passed on because of the water table.
2017
Brokerage opens
Buyers kept asking us to look at other people's buildings. We stopped doing it as a favour and started doing it properly.
2020
In-house construction
After a contractor substituted the window system on a finished building, we brought site management inside the practice.
2023
Chorvoq
Six lake houses above Bo‘rijar bay, and the first buildings we made that have to survive a winter empty.
2026
Yunusobod, Block C
The largest thing we have built: ninety-four homes on a raised courtyard, currently at structural stage.
