Practice
AYVON began as a two-person studio drawing courtyard houses in Yakkasaroy. Fifteen years later we develop our own sites, hold the drawings through construction, and sell the results ourselves — which means nobody in the chain can quietly cheapen a detail.
Every plan starts from the same three questions: where does the sun land in July, where does the family gather, and what will this façade look like once the plane trees have grown.

Seven collections, from a one-bedroom in the old quarter to a lake house two hours out of the city.

Now building
Ninety-four residences around a raised garden courtyard, with the first keys handed over in autumn 2027. Block A and B are complete and occupied; Block C is at structural stage, and the plans can still be combined while the slabs are open.
Combining two plans is possible until the floor is closed.

Tashkent was rebuilt after the earthquake of 1966, which is why it is wide, low and full of trees, and why everything we put up is engineered to a seismic standard that a catalogue plan will never mention.
Summers reach the low forties and winters fall below zero, so a façade here has to work twice. So does a courtyard: shade in August is worth more than any finish.

We work where we can answer for the ground: water pressure, school catchments, how the traffic actually moves at eight in the morning. Select a district to see what is available there.

How a purchase works
Thirty minutes, in the office or on the phone. Budget, districts, timing, and what you actually need the space to do.
We take you to three or four addresses, never fifteen. Evenings and weekends included, and we drive.
Title, cadastre, utilities and building documents reviewed by our lawyer before any payment is discussed. You see the same file we do.
Contract, payment schedule, keys, and a snagging visit sixty days after you move in.
