Selling your property

Photography, plans, pricing and viewings, run by one named agent from listing to contract.

Most homes in Tashkent are sold on four phone photographs and an optimistic price, and then sit for a year. We measure the property, draw the plan properly, photograph it in the right light, and set an asking price we can defend with comparable sales. Then we do the viewings ourselves.

Finding and buying

A search brief, a shortlist of three or four, and a lawyer's file before any money moves.

Buyers usually arrive with a district and a budget. We add the questions that are harder to ask: which floors get the afternoon sun, which buildings have water pressure problems above the eighth floor, and which developer is behind schedule. Then we show you three or four addresses, not thirty.

Investment advice

Yield modelling on real district rents, and an honest view of what will be hard to let.

We model gross and net yield on rents that are actually being paid in that street, not asking prices from listing portals. Where we think a unit will be difficult to let — a north-facing studio on a main road, a fourth-floor walk-up — we say so, even when we are the ones selling it.

Development consulting

What a site can hold, what it will cost, and whether the plan is worth building.

For landowners and smaller developers: a feasibility study covering permitted envelope, achievable mix, build cost at current prices, and the sale values the finished units would realistically reach. We have turned down our own sites on the strength of this study, twice.

Interior coordination

Drawings, finishes and one site manager, so a fit-out finishes when it was supposed to.

A fit-out in Tashkent typically involves six trades who have never met. We draw the interior properly, order the long-lead items before demolition starts, and put one manager on site who is answerable for the programme. Owners see the schedule and the spend every Friday.

Property management

Tenants found and vetted, rent collected, and the building looked after while you are elsewhere.

Mostly for owners who live abroad. We hold the keys, vet tenants, collect rent, handle repairs up to an agreed limit without asking, and send a statement every month with photographs after each inspection.
