Before you ask
The six questions we answer every week
General information about the market, not legal or financial advice.
In practice, yes for apartments, and it is more complicated for land. The rules have changed several times in recent years, so we do not answer this from memory: our lawyer confirms your specific case in writing before any deposit is discussed.
Asking prices across the Tashkent market are quoted in US dollars, and contracts settle in so‘m at the Central Bank rate on the day of payment. The contract states both figures, and the rate used is named in it.
Several Uzbek banks lend against both completed and off-plan homes, on terms that change often. We introduce you to the banks we have seen complete on time; we are not brokers and take nothing from the lender.
Typically a reservation, then a deposit on contract, then instalments tied to construction stages rather than to dates, and a final payment at handover. Every schedule we sell is on the residence's own page — no schedule, no sale.
A passport and a tax number (STIR) for a private purchase; for a company, the founding documents and a signing authority. Non-residents also need a bank account here for the transfer. We send the list before the first meeting.
A snagging visit sixty days after you move in, written into the contract. Anything on that list is our cost. The architect who drew your floor is on that visit.
